4. Getting Your Home Ready

You have only one chance to make a first impression, so it’s essential to do it right when preparing your home for the market. Most importantly, buyers want to imagine themselves living in your home. After meeting with you, we provide you with a detailed checklist of the important steps you need to go through to have your home showing it’s best. We’ll let you know if any project or repair will shorten the time to sell your home or increase its value. 6. Showing 

There is a lot of work that goes into properly showing your home whether virtual or in person. Before the showing, we provide custom photography that is used in a host of marketing materials from videos, postcards, and listing brochures. For each showing, we arrive early to make sure the home is perfect, and we listen carefully to potential buyers to learn how to best position your home. Each showing plan is customized to your unique situation in order to make it as convenient as possible.

 7. Negotiations

You should be able to count on your agent to negotiate the best terms for you and the sale of your home. These terms can include price, but also your move timeframe, and any other factors which impact your decision. 8. Escrow, Inspections, & Appraisals

The home is not sold when you have an accepted offer. There are a lot of steps between the contract agreement and the closing of the sale. The Inspection or Due Diligence period opens up more negotiations. If a Buyer is obtaining a loan, your home must appraise for the sales price. It is vital your real estate team is involved and present to keep the train on track. We stay involved through each and every step of the escrow process to ensure an on-time and successful sale.

 9. Close of Escrow 

This is where having an agent with attention to detail is vital. Closing escrow is the actual formality after all the due diligence has been completed, all the obligations by Buyer and Seller have been met, the Buyer’s (and Lender’s if applicable) funds have been properly deposited, and the papers have been signed, so that on the day of closing, you’re celebrating instead of worrying.
